Carly, we appreciate you taking the time to share your story with us today. Where does your story begin?
I didn’t start in real estate.

I built and ran my own business for years, and while it was successful, I hit a point where I realized it wasn’t the life I wanted long term.

So I walked away from something stable and started over, which is uncomfortable, but also where I tend to do my best work.

I’ve always been drawn to the water, so when I got into real estate, I naturally focused on waterfront properties on Florida’s Gulf Coast.

What started as just figuring it out turned into building a business around a lifestyle I was already living.

Now my days are a mix of running deals, being on the boat with my family, and navigating everything in between.

I spend a lot of time helping buyers think beyond just how a property looks and focus on how it actually functions, especially on the water where things like depth, access, and dock setup matter more than people realize.

It doesn’t really feel like I’m switching between work and life. It’s all integrated.

Most people try to build a life around their work. I kind of did the opposite.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
It wasn’t a slow start for me. I came out swinging.

I had a strong network from my previous business, so people already knew and trusted me, but it’s very different trusting someone with a service versus trusting them with your biggest financial decision.

That part I had to earn quickly.

I also realized early on that this business takes a lot more than just showing up and looking the part.

A lot of people rely on surface level things, but deals fall apart in the details, especially on the water.

A few years in, I had a baby.

Real estate doesn’t pause for you. You still have to show up sharp, make decisions, and keep everything moving (even running on 4 hours of interrupted sleep)

If anything, it just forced me to get more efficient and more focused on what actually matters.

Now the challenge is different.

It’s growing the business without building a life where I’m too busy to actually enjoy it.

That balance is harder than starting from zero.

I specialize in waterfront real estate in and around St. Petersburg, which operates a little differently than traditional residential.

Most buyers at this level aren’t choosing between good and bad properties. It’s usually different versions of a good one.

Where people get it wrong is focusing too much on how a home looks instead of how it actually functions day to day, especially on the water.

You can renovate your kitchen, but you can’t change water depth, access, or whether your boat actually fits on the lift.

That’s where I spend most of my time, helping people understand the details that don’t show up in photos but end up mattering a lot more once you’re living there.

What sets me apart is that I’m not just selling that lifestyle, I’m living it.

Most days I’m either on the water, with clients, or navigating both at the same time, so I have a very real understanding of how these properties actually get used.

Brand wise, I’ve built everything around that.

It’s a mix of real estate, but also the day to day reality of living on the water, because that’s what people are ultimately buying into.

I’m probably most proud of the fact that I don’t try to fit into what people expect a real estate brand to look like.

I’d rather be clear, honest, and occasionally talk someone out of the wrong property than push something just to close a deal.

I’m best known for waterfront properties, but I work with clients across a variety of homes and investments based on what fits their lifestyle and long-term goals

A lot of my business comes from referrals and relationships, so I’m always open to connecting with people locally or within the industry.

I also share a lot of my day to day and work on social media, and most recently tiktok- which has naturally led to different opportunities and connections over time.

Most of what I do has grown pretty organically, so the best opportunities usually start with a simple conversation.
