Today we’d like to introduce you to Danielle Tringali.
Hi Danielle, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstories.
From the moment I met the realtor of our childhood home in Beach Park, I knew this was the profession for me. I was fascinated when he walked through the door, suggesting multiple items to alter to earn top dollar and walking through the pricing strategy of our home – my little 10-year-old mind was racing and full of excitement. Naturally, I was my parent’s little helper getting the home show ready when a prospective buyer wanted to come and view our home.
I was a softball player my entire life and earned a Division 1 softball scholarship that took me away from my stomping grounds of South Tampa to the unfamiliar Fairfield, Connecticut. I knew that regardless of the type of degree I earned, regardless of WHERE I learned, real estate was my end game. With that in mind, I worked very hard not only as a full-time student working towards my marketing degree, but of course, as a full-time athlete, and as a part-time real-estate assistant when I came home for the summers. I saved up every penny I could so I could go full force into real estate the second I graduated – and that I did!
I began my career as an unlicensed assistant in my late high school years and through college, learning from one of the top luxury realtors in the Tampa Bay area. I learned strong negotiation skills, top notch marketing strategies, impactful lead generation, and, of course, all about the Tampa Bay market — from Hillsborough to Pinellas to Pasco County. Shortly after receiving my bachelor’s degree in marketing and graphic design, I quickly passed the real estate exam and officially began my full-time real estate career. I was thankful to have the guidance and experience starting from such a young age, which allowed me to go full force into this career path and focus within the luxury Tampa Bay market.
In my first year of real estate alone, I closed over 24 transactions with over $10 million SOLD in sales volume. I was a top producer in my office at the age of just 23 years old. I have earned multiple recognitions like ranking as a top Tampa realtor on social media amongst agents that have been in the business for years and had marked their roots long before I started. I learned at a young age that you must prove yourself, hustle, and make your own name – there is no such thing as a free lunch, as my grandmother would say! My current team, Champions Luxury Group ranks #17 in the entire state of Florida, representing our RE/MAX firm strongly with over $500 million sold in sales volume.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall, and if not, what were the challenges you’ve had to overcome?
There have absolutely been struggles along the way like there is in most everything you do in life – being a young woman in this business is NOT easy. Many individuals, whether fellow agents or even potential clients, do not take you seriously at first. Thankfully, I have been proving myself to different types of personalities my entire life as a female Division 1 athlete – determination, work ethic, and transparency goes a long way in showing others the type of businesswoman they are working with.
Naturally, I leaped into the business full-time when interest rates were 2-3%, multiple offers were expected on every home, and there was less than one month’s inventory on the market. It was all about adapting, educating clients, and building a strong rapport with agents on the other side – showing them that this young female is 100% the agent you want on the other side to work with – working towards that guaranteed, successful closing.
Now, we are running into buyer uncertainty as interest rates begin to rise over 5%, so there is a new struggle of educating sellers that times have changed, for example, they are no longer in the power seat that they once were. The great thing about this industry is that you are always on your toes – the market is changing every day, but what doesn’t change is the relationship-oriented business, in which I thrive on.
Thanks for sharing that. So, maybe next you can tell us a bit more about your business?
I serve the Greater Tampa Bay Area market – ranging from Sarasota/Siesta Key all the way north to Wesley Chapel/Land O Lakes/Trinity – and of course, everything else in between. My niche is, of course, my hometown of South Tampa.
I was born and raised in South Tampa, so I know every street like the back of my hand, which is so important these days while there are many buyers purchasing virtually. Whether representing a buyer or a seller, it is important to be able to sell the lifestyle of the specific neighborhood the home is in – because, in cities like South Tampa, every street offers something different.
Our city is constantly developing and improving, from south of Westshore to north of Ybor City. You never run out of activities because we have options galore when it comes to shopping, dining, and entertainment. My favorite thing to do when I get downtime is to explore Tampa’s restaurants and venues that bring an experience. Some of my personal go-tos include our giant food hall called Armature Works in Tampa Heights, American Social on the water – watching the yachts sail on Harbour Island, and of course, catching our 2x Stanley Cup Champions, the Lightning, play at Amalie Arena!
My business is very important to me and selling in a city that I love makes that much more fulfilling. I strive for five-star, white-glove service regardless of the price range. I treat every client with the utmost care and respect. I don’t just run through the motions, I go above and beyond to ensure that my clients have everything they need, every question answered as quickly as physically possible, and feel confident and secure throughout the process. By the time they sign those closing papers, my goal is that all they feel is excitement, not any amount of angst. Every transaction that I close I donate to the Children’s Miracle Network on behalf of my clients – making every home that I sell a Miracle Home.
I would love everyone to know that my career means the world to me – seeing the smiles on my client’s faces once they close is beyond special and rewarding in itself. My hustle, timeliness, dedication, and level of genuine care absolutely sets me apart in this industry, and especially in this market. As realtors are having to immediately jump as soon as our client’s dream home comes on the market, and I am that agent that no matter when or where will jump.
The crisis has affected us all in different ways. How has it affected you and any important lessons or epiphanies you can share with us?
The Covid-19 crisis has impacted the real estate market tremendously. It had a domino effect on supply chains for new construction, housing inventory, interest rates, expectations of buyers and sellers, and very importantly, the insurance world here in Florida. Believe it or not, insurance has been a struggle for many houses that you would not think would be a problem.
Finding the perfect home that fits the location and cosmetic criteria is step one, competing against amazing offers and winning is step two, but finding a home that can obtain a clean four-point report (which is required by Florida insurance companies), or one with sellers who are willing to repair certain items, has been the kicker. In Tampa, we work primarily with as-is contracts, meaning the seller can simply sell the home as-is, with no obligation for repairs.
Due to the high demand, repair requests are no longer standard (although this is beginning to change as we see a slight shift), and insurance has cracked down. This combination is a tricky one to navigate, which is why having the right agent matters. I have learned to exhaust all options – one no, does not mean no. If you dig deep enough, there is, 9 times out of 10, a solid solution.
