Life & Work with Brian Wacnik of Sarasota

Today we’d like to introduce you to Brian Wacnik.

Hi Brian, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
I studied public relations with a focus in marketing and advertising at Purdue University after serving in the Air Force. I always knew I wanted to get into real estate. My mother was an agent, and I grew up walking through homes and falling in love with the business.

After college, I worked in the finance departments for BMW and Lamborghini. It was fine, but I was trapped in a box and living for weekends. Then I met a guy who owned a marketing company. I asked him where his office was, and he said he worked from the public part of Lido Beach using the Wi-Fi from Lido Key Beach Resort. That moment hit me like lightning. He was free, and I knew I wasn’t.

More and more, I noticed our clients were real estate agents. I could see what they were earning, and it opened my eyes. One day a guy walked in who looked and talked like me. He told me he made nearly a million dollars a year selling real estate. I asked what his secret was, and he said he coached his kid’s baseball team, volunteered with a nonprofit, and spent his time building relationships. That’s when it clicked. Real estate isn’t about houses, it’s about people.

The road wasn’t smooth. My drive to succeed definitely helped lead to my divorce, which turned out to be a blessing in disguise. There was a point where I had negative three hundred dollars in my account, had to borrow money from a friend, and drove Uber and DoorDash just to stay afloat. But I never stopped pushing.

Seven years later, I’m doing what I love full time. I built something that gives me freedom, purpose, and the ability to help others build their own dreams. I can honestly say I have the best boss in the world, me.

I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
Definitely not a smooth road. Like I mentioned earlier, my drive to build something real was one of the factors that led to my divorce, which in the end turned out to be a blessing. Humbling myself and driving Uber and DoorDash after years of earning six figures wasn’t exactly fun, but it kept me moving forward. It also gave me a new appreciation for people and helped me learn neighborhoods and restaurants I might have never known otherwise.

In real estate, there is always something. The market goes up, the market goes down, and you just learn to ride the wave. I like roller coasters, and this business can be one. But as they say, pressure makes diamonds, and I like to think I’ve become a big bright shiny somewhat flawed human diamond.

Thanks – so what else should our readers know about your work and what you’re currently focused on?
Although I’m a real estate agent, I consider myself a marketer first. I study my craft every day, from Florida Realtor news to national housing trends, and I pay close attention to what drives people to or away from Florida.

What really sets me apart is my social media game. I’ve sold twenty homes directly from TikTok, and the funny thing is, I rarely talk about houses. Most of my content highlights the Sarasota lifestyle — Siesta Key, Venice, and all the incredible local spots that make this area one of a kind. I focus on locally owned restaurants and small businesses run by real people, not corporations. I don’t ask for permission to feature them; I just show up, support them, and share it authentically.

I create videos about great places to eat, things to do for fun, free local spots, and unique experiences that make Sarasota and Siesta Key such special places to live. That’s where my creativity shines. I might not be able to draw, paint, or play an instrument, but I’m an artist when it comes to storytelling and social media.

In this business, you can be the best real estate agent in the world, but if nobody knows who you are or what you have to offer, you can’t sell anything. You have to be a great marketer first. That’s what I’ve built my brand around. Every post builds connection and trust, and from time to time, I slip in a little real estate.

I’m a self-proclaimed Bold Ninja, but most people around here know me simply as the Sarasota Real Estate Guy.

Do you any memories from childhood that you can share with us?
Some of my favorite childhood memories are simple ones. Planting trees and working in the yard with my mom, going fishing with my dad, shooting guns, and just being outside doing things together. I loved anything that got me moving, like chopping down trees, turning the garden, scoring touchdowns in junior varsity football, and having my first kiss. Those moments shaped who I am today. They taught me hard work, connection, and how good it feels to earn something real.
